Riverstone

The Riverstone development team, with LCDC partnership funding, is transforming a 74 acre former forest products mill site into a live, work and play mix-use development along the Spokane River. In December, 1999, LCDC entered into an owner participation agreement with the Riverstone development team to aid with the establishment of project-related public improvements including: Lakewood Drive entrance into Riverstone, Northwest Boulevard roadway improvements; Centennial Trail relocation and public open space. www.riverstonecda.com

Riverstone West - Phase 1

The Riverstone development team, with LCDC partnership funding, is transforming a former gravel pit site into a live, work and play mix-use development along the Spokane River. In December, 2006, LCDC entered into an owner participation agreement with the Riverstone development team to aid with the establishment of project-related public improvements including: public roadway construction, water & sewer main line extensions, storm water treatment, dry utilities, and creation of an 11 acre public park & pond complex.

Total Project Value: $170 Million
LCDC Partnership Funding: $6.7 Million.

Riverstone West 

Mill River Development

The Mill River development team, with LCDC partnership funding, has reclaimed an old forest products mill site and is creating a 100 acre mix-use live, work and play development along the Spokane River. In January, 2005, LCDC entered into an owner participation agreement with the Mill River development team to aid with the establishment of project-related public improvements including: public roadway construction, traffic signalization, water & sewer main line extensions, streetscaping, and creation of a public beach and park on 1,500 feet of Spokane river water frontage.

Total Project Value: $110 Million
LCDC Partnership Funding: $3.4 Million.

McEuen Terrace

The architectural firm of Miller-Stauffer, with LCDC partnership funding, constructed a 15 story condominium / class A office mix-use building next to McEuen Field in downtown Coeur d'Alene. In November, 2002, LCDC entered into an owner participation agreement with the Miller-Stauffer development team to aid with the establishment of project-related public improvements including: streetscaping, public-oriented water feature, asphalt overlays pertaining to Front Avenue and 7th Street, and utility rebuild and enhancement. www.millerstauffer.com

Park Side Tower

The architectural firm of Miller-Stauffer, with LCDC partnership funding, is constructing an 18 story condominium / class A office / retail mix use building next to McEuen Field in downtown Coeur d'Alene.  In February, 2007, LCDC agreed to enter into an owner participation agreement with the Miller-Stauffer development team to aid with the establishment of project-related public improvements including: site remediation, public-oriented water feature, and public right of way improvements (e.g. asphalt overlays, sidewalks, utility enhancements).

Total Project Value: $55 Million
LCDC Partnership Funding: $820 Thousand.

Kroc Community Center

The LCDC is proud to be a public partner in helping to make the Kroc Community Center a reality for the community.  LCDC's partnership funding will be used for project related public improvements.

Coeur d'Alene Downtown Public Library - Coming July '07!

The LCDC partnered with the City of Coeur d'Alene and the Coeur d'Alene Public Library Foundation to help make the dream of building a city public library come true. LCDC's partnership funding was used to acquire the library site.

Coeur d'Alene Higher Education Campus

LCDC is partnering with the City of Coeur d'Alene, North Idaho College, University of Idaho, Lewis Clark State College, Fort Grounds Homeowners Association and private stakeholders to establish a higher education campus between the current North Idaho College campus and Highway 95.  The Moore, Iacofano, Goltsman (MIG) consulting firm has been hired to develop a campus master plan for the area.

Coeur d'Alene Chamber of Commerce & Visitor Center

The Coeur d'Alene Chamber of Commerce, with LCDC partnership funding, is constructing a two story office / visitor center building in downtown Coeur d'Alene across the street from Independence Point. In December, 2005, LCDC entered into an owner participation agreement with Chamber of Commerce leadership to aid with the establishment of project-related public improvements including: building demolition, site remediation, public rest rooms, and sewer line relocation.

Ice Plant Town Homes

The Schreiber development team, with LCDC partnership funding, is constructing a 24 unit town home project on the corner of Mullan and 11th, providing a higher density home ownership option near downtown.  In January, 2006, LCDC agreed to aid with the establishment of project-related public improvements including: site remediation, sewer & water main line extensions, architectural upgrades, and streetscaping.

Sherman Avenue Lofts

The Dodge & Patano development team, with LCDC partnership funding, is constructing a seven story, 10 unit residential building on Sherman Avenue in downtown Coeur d'Alene. This project is a classic urban infill project, providing a higher density use in the downtown core area. In August, 2005, LCDC agreed to aid with the establishment of project-related public improvements including: site remediation, building demolition, alley improvements, and façade enhancements.

Indiana Arms Condos

The Bettis development team, with LCDC partnership funding, constructed a two building, 16 unit condominium project on the corner of Indiana and 3rd , providing a higher density home ownership option two blocks from downtown Coeur d'Alene.  In April, 2005, LCDC agreed to aid with the establishment of project-related public improvements including: building demolition, alley improvements, new sidewalks and streetscaping.

Indiana Arms Condos

Midtown

The Coeur d'Alene Lake Shore LLC development team, in partnership with the LCDC, plans to construct a two story, mix use building on 4th street in Midtown.  This will be significant project for Midtown in that three previously blighted property parcels will be redeveloped into a retail/office building providing needed amenities for the surrounding neighborhood.  Ground breaking is scheduled for July, 2007.  LCDC will sell the three bare land parcels to the development team, and may aid with the establishment of certain project-related public improvements.

Hatchmueller Office Building

The Hatchmueller development team, with LCDC partnership funding, redeveloped a blighted building on Sherman Avenue into a Class A office building.  This quality project helped to set the stage for additional quality development on this section of Sherman Avenue in downtown Coeur d'Alene.  In November, 2003, LCDC agreed to aid with the establishment of project-related public improvements including: demolition and site remediation, streetscaping and façade enhancements.

Hatchmueller - Before Hatchmueller - After

Prairie Trail

In December, 2006, The North Idaho Centennial Trail Foundation (NICTF), in partnership with the LCDC, acquired 5.25 miles of abandoned Union Pacific (UP) rail road right of way (RR-row), stretching from the Riverstone development to Meyer Road in the Rathdrum Prairie. LCDC loaned the NICTF $2.5 million to acquire the UP RR-row. NICTF plans to trade the old UP RR-row to the Bureau of Land Management (BLM) for Burlington Northern Santa Fe (BNSF) RR-row they will soon acquire which is located adjacent to Northwest Boulevard in downtown Coeur d'Alene. NICTF will then sell the old BNSF RR-row to the LCDC for inclusion in the development of the higher education campus. The end result will be a win-win for all partnering entities. The BLM will obtain ownership of the old UP RR-row, and in partnership with the NICTF, develop the old RR-row into the "Prairie Trail" - a pedestrian/biking trail linking northern Coeur d'Alene with the Spokane river corridor and downtown. The LCDC will obtain ownership of the old BNSF RR-row for inclusion into the downtown Coeur d'Alene higher education campus.

Prairie Trail

Structured Parking Strategy

One of LCDC's strategic initiatives is to assemble property for a future downtown structured parking facility. LCDC has identified the "federal building" block (the block bordered by 3rd & 4th Streets and Lakeside & Coeur d'Alene Avenues) as the preferred location for a structured parking facility, and has initiated land acquisition activities on the block. Currently, LCDC owns four of the six original privately held property parcels on the block. Project scope and timing for a structured parking facility initiative is pending.

Public Art

LCDC believes that quality public art adds great value to the community. On an annual basis, LCDC transfers a certain percentage of its revenues to the City of Coeur d'Alene Arts Commission for their use in acquiring and placing public art in the LCDC redevelopment districts. The "feathers" public art project on Northwest Boulevard featured here was partially funded by LCDC contributions to the Arts Commission

Downtown Building Facade Restoration Program

LCDC supports the restoration of downtown building facades to their original condition, and has partnered with catalytic-type projects (e.g. the Art Spirit Gallery) to demonstrate the value adding nature of these restorations
